
Holly Real Estate's Miami Green, a state-of-the-art, environmentally-friendly Class A office building and the first LEED-certified office building in the City of Miami.
The project is comprised of a 13-story, mixed-use office/retail tower with approximately 94,314 square feet of office use and 7,934 square feet of retail use. Total floor area is 103,597 square feet.
The Challenge:
Initially, the development site zoning required a height variance but in order to make the project viable, Holly Real Estate wanted to increase the available floor area.
Strategy:
Develop a creative interpretation of the zoning requirements and argue precedent to achieve Holly's objective.
Outcome:
Bercow Radell & Fernandez obtained a favorable interpretation of the zoning ordinance from the City of Miami Planning and Zoning Department, which significantly increased the project's gross lot area (GLA) by including several Metrorail parking areas and adjacent open spaces. In addition, the Firm obtained a variance to increase building height. In the end, Bercow obtained all approvals to make the project possible.
