The project, comprised of more than 641,000 square feet of commercial and restaurant space with a parking garage, is the first "big box" verticall mall to be approved in the City's Central Commercial Residential District.
The Challenge:
Obtain Major Use Special Permit (MUSP) approval and eliminate specific property rights in order to gain full approval for the building site and the project.
Strategy:
Obtain expert consultations and approvals from professional teams within the planning, engineering, surveying and financial industries; achieve full cooperation of the multiple owners, representatives, and interested parties and their attorneys; and work with various property owners and homeowners associations to resolve disagreements in order to gain support for the project.
Outcome:
Bercow Radell & Fernandez successfully resolved various matters concerning the required MUSP application and guided the application through a number of boards and committees to ultimately gain approval before the City of Miami Commission. In addition, the Firm addressed all concerns of the property owners and homeowners about the project's impact on the area.
